Job Description
Your Team
The Development Manager is responsible for directing design, permitting and managing construction implementation for land development across a variety of mixed use planned communities. This role will manage all aspects of the land development process, including residential lot development, commercial parcel development and overseeing major infrastructure projects as well as managing consultants, contractors, budgets and driving schedules. The ability to develop strong relationships, navigate complex processes and create balanced solutions will be key for this role.
Your Key Deliverables
Review and direct construction plan submittals for permits in compliance with Development Agreement, Codes, and other regulatory documents. Prepare all necessary amendments and deviation requests and manage permit approval process.
Direct consultants preparing submittals including civil engineer, land planner, geotech engineer, landscape architect and attorneys as appropriate.
Collaborate with internal development team and investment partners to ensure agreement with plans.
Have an understanding of the entitlement process to ensure submittals are in alignment with commitments.
Manage delivery of residential lots, ensuring delivery in accordance with the approved budgets and schedules.
Manage delivery of major infrastructure in accordance with approved budgets and schedules as necessary to maintain the desired development pace.
Coordinate and manage multiple civil contractors and home builders within project area.
Responsible to ensure cost controls are managed, and analysis is performed where variances are encountered.
Maintain, manage, and update construction schedules to meet Business Plan objectives sharing with internal and external stakeholders as necessary to ensure awareness of entire team.
Represent and advocate company interests with stakeholders to support business planning objectives
Responsible for maintaining a safe and secure working environment on site and completing safety reporting and enforcement on site.
Direct updates to cost estimates and establish spending forecasts for all construction costs
Work with lead developer to prepare monthly reports, quarterly updates and comprehensive annual update of development cost budgets and schedules
In collaboration with investment partner, analyze lot delivery and sales forecast for residential sales
Set expectations and responsibilities, and hold accountable, consultants and contractors.
Ensure the efficient and effective operation of the internal and external team through collaboration, task management and prioritization
Lead the continuous improvement of processes and deliverables within the team
Ensure quality control and adherence to project specifications and standards is of high quality and within established deadlines
Must Haves
Bachelors Degree, preferably in Civil Engineering, Construction Management, Project Management, Urban Planning, or a related field
7+ years of experience in land development
Strong understanding of permitting, entitlement processes, and regulatory requirements.
Excellent interpersonal, written and oral communication skills
Foster strong relationships with key stakeholders, including government agencies, contractors, consultants, and community members
Ability to develop and maintain strong relationships with regulatory agencies, consultants and investment partners
Strong problem-solving skills and mindset of creating a pathway to solutions
Excellent project management skills, with the ability to manage multiple projects simultaneously.
Responsible, well organized and have an extremely high attention to detail
Proven ability to exercise good judgement, and demonstrate high standards of ethics
Ability to work independently and effectively in a fast-pace team environment.
Lead cross-functional teams collaboratively with dynamic priorities and deadlines.
Proficient with Microsoft Word, Excel, PowerPoint, Outlook and Microsoft Project
On average work from construction site 3 days a week
Valid WA Driver’s License required
