Global Real Estate and Workplace Experience (GREWE) is the global team at American Express (Amex) responsible for the full lifecycle of planning, execution, and operations of Amex real estate. GREWE supports over 65,000 Amex colleagues and contractors in over eight million square feet of property located in 41 countries. Our real estate portfolio consists of large full-service campuses, office buildings, sales offices, and airport lounges. The sites may be owned, leased, or be occupied through a serviced space arrangement. Real estate and is part of the broader Global Servicing Group organization which delivers shared business services to colleagues across the enterprise.

Overview

The Director, Project Manager, Design & Construction will play a key role in the implementation and tracking of capital projects.  This includes overseeing the Design and construction process of new sites, as well as the uplift of existing offices. This is an exciting opportunity to strengthen Amex’s portfolio of offices and build a strong colleague value proposition to make Amex the workplace of choice in all markets. The ideal candidate will bring a robust background in Design and Construction process optimization and status tracking. This position reports to the Vice President of Global Design & Construction. The candidate should be able to travel and will be expected to lead PM teams in AEDR as well as provide direct guidance to project managers in EMEA as well as collect and summarize project information from Projects across the globe. The GREWE D/C department requires a leader that can assess best practices, modify processes to allow for flexibility to create the best Value for the Enterprise.

Roles & Responsibilities

Project Management

  • Working with the VP of D/C to collect and organize project status information across the world. This would require a methodical and communicative approach and the ability to assess project phasing.

  • Head a PMO (project management office) for D/C: responsible for maintaining best practices and documenting project status and strategy in one place. Assist in the documentation of Processes with the requirement of working with internal and external Project managers to maintain project management standards across GREWE D/C.

  • development of project plan and deliverables within the overall framework of the project.

  • Plan and organize the appropriate internal and external resources to support the various stages of the project.

  • Establish realistic and complete budgets and schedules based on market feedback.

  • Communicate requirements to local and hired consultants for implementation.

  • Track and manage the selected local teams. Specifically confirm that the fundamentals: adequate project schedules and standard documents: procurement schedule, RFI logs, sketch logs, CO logs, and Meeting minutes are provided.  

  • Partner closely with stakeholders and end-users in technologies, security, and transactions management.

Process Optimization

  • Assist the VP of D/C in the evolution and improvement of efficient processes for project managers and project coordinators to follow that adhere to Amex standards.

  • Manage and modify a project status updating document that will allow assessment of projects at a senior level.

  • Provide guidance to the projects/project managers through external stakeholders’ processes as well as American Express’ internal due diligence and compliance processes. Anticipate regulatory and approval processes as well as critical path workflow to ensure positive project momentum.

  • Ensure the consultant partners understand the requirements of Design and Construction. Assist and define the deliverables and comply with program, applicable guidelines, codes, and standards. 

  • Facilitating communication, leading prioritization, and providing frameworks to support the project and to further on a continual basis train and coach our colleagues as necessary.

  • Applying the knowledge of specific requirements of the Owner as a Bank.

Control & Compliance

  • Understand and assist VP to oversee procedural processes and compliance controls. Document and communicate on governance and accountability for projects.

  • Understand and assist VP to enforce protocols to maintain consistency, compliance, and efficiency to ensure projects are completed in accordance with all audit and Amex requirements.

  • Interface with internal business units, ensuring compliance with project performance goals, as well as generating a variety of flexible yet standard documents that can be used as a basis to maintain proper project control for other project managers.

  • Focus on quality control. Own reporting on the state of the Projects and ensure critical dates and budgets are adhered to.

  • The Director will be a main driver of procedural processes and compliance controls and will be expected to document and communicate on governance and accountability for projects and will be responsible for enforcing protocols to maintain consistency, compliance, and efficiency to ensure projects are completed in accordance with all audit and Amex requirements.

  • Interface with internal business units, ensuring compliance with project performance goals, as well as generating a variety of flexible yet standard documents that can be used as a basis to maintain proper project control for other project managers.

  • Focus on quality control, cost, and schedule targets

  • Own reporting on the state of the Projects and ensure critical dates and budgets are adhered to.

Required Experience

Must have advanced knowledge in the following areas:

  • The General structure of Design and Construction Projects which include knowledge of financial terms and principles as they apply to the design and construction process.

  • Executing a Risk based management approach to project delivery which includes identifying project risk forecasting, project risk, and appropriately mitigating project risk.

  • The ability to analyze and interpret service agreements and contracts with professional services vendors., conditions of leases with respect to construction and facilities, and the various contracting models for delivery of design and construction projects.

  • The experience to anticipate regulatory and approval processes as well as critical path workflow to ensure positive project momentum.

  • Should understand the various vendors, general basis of standards and guidelines and the use of such an impact on projects.

Minimum Qualifications

  • BS or BA degree in planning and design, architecture, or engineering a plus. A history that indicates experience in a discipline other than management originally is a plus.  

  • 10 years of work experience in project management required, which would include management of multiple and or highly complex projects and work for Banking organizations.

  • Experience working on at least two side of the business (i.e., consultant, construction manager, owner, owner’s representative, architect, engineer, or contractors).  is preferred.  experience in related fields is preferred.

  • Experience building & leading project teams as well as owning the “end-to-end” experience (i.e. creating project plans, budgets) with successful cross-collaboration with internal & external stakeholders.

  • Successful track record managing within a budget accounting framework, ideally within a matrixed organization that requires meeting the varied needs of multiple business lines in a multi-site environment.

  • Strong analytical & problem-solving skills, sound judgment, and operational focus.

  • Comprehensive knowledge of relevant regulations, laws, and familiarities with electrical, mechanical, maintenance, food/dining services, environmental, and safety codes and systems.

Preferred Qualifications:

  • Prior experience operating within a banking/compliance environment (preferred but not required).

Salary Range: $130,000.00 to $205,000.00 annually bonus equity (if applicable) benefits
