Position Summary:

Provides strategic and tactical leadership to a team of maintenance technicians who are focused on proper facilities management to include the areas of facility systems/equipment reliability, janitorial services, landscaping, environmental compliance, and general facility repairs.

Responsibilities:

  • All safety, first aid, emergency planning, Campus (Business) scheduling and communication.
  • Disaster Recover/Business Continuity processes and planning
  • Safety Data Sheets management (with Safety Professional).
  • Enterprise Asset Management and emailed requests (ADD, NEW, MODIFY, MOVE, REMOVE, etc.) management.
  • Workflow including review of all Facilities incoming and closed jobs.
  • Contractor coordination, insurance, and scheduled work communication.
  • System programming (Intruder Alarm system, Fire alarm system, EAM (Facilities), etc.).
  • Regulatory and municipality oversight.
  • Annual third-party inspections.
  • Interior and exterior storage areas management.
  • Keys, doors, and access card controls.
  • Facilities critical parts, budget and utilities approval and tracking.
  • Department purchasing via credit card, Amazon, and P-Card(s).
  • Material handling equipment and company vehicles.
  • HVAC tasks and contracting.
  • Assistance in Employee Recognition Programs.
  • Time and Attendance.

Minimum Qualifications:

  • High School diploma or GED equivalent.
  • Minimum four (4) years of leadership experience for a 150,000+ square foot, multi-building facility campus.
  • Interpersonal skills necessary to work effectively with a variety of individuals and departments, regulatory agencies, contractors, and employees.
  • Planning and organizational skills necessary to prioritize, assign, and coordinate workload of assigned area and employees within a multiple project campus.
  • Working knowledge of preventive and predictive maintenance activities for building systems and fire/life/safety systems.
  • Working knowledge of fire sprinkler protection systems and components.
  • Working knowledge of Federal, State, and local regulations pertaining to environmental/health/safety/security (EHHS), building codes, permitting and fire codes.
  • Working knowledge of central plant operations, (process waters, cooling towers, water flows, heat exchangers).
  • Completion of a minimum of 40 hours of training including all training pertaining to hazardous waste handling (HAZWOPER) within 6 months from date of hire and required fresher training from that point.
  • Working knowledge or Microsoft Outlook, Excel, Word, PowerPoint, and SharePoint.
  • Perform managerial responsibilities for assigned employees and area(s), for example, performance review and feedback, opportunities for professional development and growth, and personnel decisions concerning hire, fire, disciplinary issues, and salary adjustments.
  • Coordinate and communicate facilities, grounds, and repair schedule to management.
  • Establish priorities and management of preventive and predictive maintenance and repair services for facilities, grounds, and building equipment to support business operations.
  • Manage the development and oversight of capital and expense budgets for plant operations and facilities: authorize expenditures in adherence to budget, report exceptions, and verify accuracy of expenses.
  • Manage the design, plan, schedule, and oversight of capital improvement projects.
  • Oversee all scheduled /unscheduled equipment installations and moves (Management of Change).
  • Oversee the retention and storage of documentation and paperwork for facility tasks required for fact checking, future reference, building equipment end of useful life and audits.
  • Manage on-site performance of environmental control services and activities including EPA and REACH audits. Oversee risk management, compliance, and campus physical security.
  • Work closely with Safety Professional, Information Security Professional, Program Management and Continual Improvement teams.
  • Must be a U.S. Citizen

Preferred Qualifications:

  • Associate degree in Environmental, Building, Trade, Industrial or related fields of study.
